Dear Greg, We are finally settled in, and just want to thank you again for the wonderful job you did selling our home in the Brighton. We have purchased and sold a number of residential and commercial properties over the last 40 years, and you are by far the most professional, reliable realtor we have ever worked with. You followed through on every promise you made to us in terms of how you would market our home and how you would advertise it. Anybody can put a listing in the MLS, but you went way beyond that. Your true talent, however, was negotiating and closing the sale. There were a lot of parties to deal with in our sale, the time frame from signing the contract to closing (less than 3 weeks!) was obviously incredibly short, there were some complicated financial issues, and you pulled it all together. I am pleased to share I recently purchased a waterfront home in Highland Beach. Living in NYC made it difficult for me to see new listings as they came on the market. I reached out to broker Greg Boan, a specialist in waterfront properties who was referred by a number of people who had used him as their broker in the past. After my initial conversation with Greg, he knew right away what I wanted after considering my size and location preferences I needed for my family as well as my budget and particular taste. Greg quickly sent me listings which were dead on . I knew right away that I was given not only a great agent referral but someone who actually understood what my specific needs were. Since I had already been looking in Delray Beach, Boca Raton and Highland Beach I knew exactly where I wanted to be. This was very helpful for Greg in finding the perfect home for my family. One evening as I was talking to Greg, a listing popped up on MLS and Greg instantly told me this was it . Often in these areas of Florida estate sales a property will become listed as seniors pass away and members of their family are forced to sell remotely. Greg told me jump on it . He nailed it . It was not only what we were searching for, but directly on the Intracoastal with low HOA fees. And, also in great condition $150,000 below market value. Greg keyed in on this instantly and as we spoke he emailed the seller’s agent immediately, (it was 9:00 PM on a weeknight) the agent responded arranging a showing for Greg the next day. He previewed it, Face-Timed me from the property and we made an offer on the spot. Knowing the area and having a relative who confirmed it was a great investment, we were made even happier when our bid was accepted. Greg scheduled a home inspection resulting in the discovery the roof was leaking. He then artfully negotiated a substantial price reduction saving me over $9,000 off the sales price. He also aligned us with specific contractors we could consider to rehabilitate the home to my wife and my taste. We arrived a month later for the closing. My wife and I did a final property walk through inspection and saw the home and community were perfect just as the pictures and videos depicted that Greg sent us. We also met with some contractors he had given us (who I picked out from his referral list) and we closed on the property later that day. The closing was the quickest and smoothest closing I ever had. It took a total of 15 minutes with no issues or liens or surprises that can pop up as they can do at the last second. Greg made the process so easy, handling all the details from the survey, title policy, wiring instructions and documents needed to be signed. He took care of all of my paperwork in the correct manner with the seller’s attorney, the Home Owners Association and Title Company. As a huge benefit, I did not even need an attorney. My wife and I are so grateful to our Realtor Greg Boan for his professional demeanor and expertise. He made this process an easy one and we will be more than happy to send all of our friends who will follow us to Florida as we start to work less and think of the next chapters of our lives. Dear Greg; I apologize for taking so long to write this letter, which has been on my mind for a long time. From our earlier talks when I was in Florida, you already know how impressed I have been with your kind services you provided in connection with the sale of our house in Highland Beach. As a retired lawyer who has done a fair number of closings over the years, I have dealt with many realtors and consider myself in a better position than most to judge the performance of a particular broker in a particular sale situation. In my experience, which includes the sales of a number of my own properties, you have to be ranked in the top 1% of brokers I have dealt with, for many reasons including: You gently guided me past the many challenges we endured in the listing and sale of our home, including letting me rant whenever I wanted, but then patiently explaining the situation to me. I tried to be dispassionate in my approach to the sale, but did not entirely succeed. You were always calm and professional in your approach to every obstacle, of which there were many, and in explaining your recommendations along the way. In our various dealings with several potential purchasers, your actions, without exception, displayed ethics and integrity of the highest order, a trait I especially value. You went far beyond the duties you assumed in accepting our listing, including encouraging me to submit suggestions to improve the listing language and pictures; you were gracious and enthusiastic in adding or changing pictures where we agreed it might help. You also helped in keeping the property clean before and after I left town, in choosing and coordinating with several contractors needed for repairs to the property, in overseeing the transport or donation of items left in the house after I left town, in employing a yard person to bring long neglected landscaping up to par, etc., etc. One of your best suggestions was to cut some of the bushes and trees back to open up our view, a venture you took personally, doing some of the cutting and raking yourself. There is more, but I hope this gets the point across that I was beyond pleased and impressed with your making a difficult situation much less stressful than it might have been. Our real estate broker Greg Boan secured a community record price for the sale of our Boca Raton home that even exceeded the buyer’s appraisal. This was an obstacle but he discovered erroneous information in the appraisal, appealed it, convincing the buyer’s bank to re-appraise and increase the property value and loan amount.
