2013 First Quarter Market Report

 

TRENDS Q1 2013 update_single pages

The real numbers for the first quarter are in and they all point to real recovery. The latest issue of TRENDS ‘1st Quarter 2013 Update’ offers a comprehensive analysis of the activity in Miami-Dade and Broward counties from January through March. Overall sales continue to increase along with prices, which rose an average of 13.7%. Inventory continues to be absorbed quickly in both counties and there has been an 18% decrease in the number of properties for sale compared to the first quarter in 2012.

In the luxury sector of Miami-Dade, sales of properties in the $1-$5 million rage showed a 30% increase. Condos also did well, and now the average price per square foot is averaging $721. Condos in Coconut Grove, Miami and Brickell continue to sell, and Aventura has the most condo units closed with a 72.7% increase in sales over last year. Broward’s $1 million – $5 million condo sector had an extremely significant rise with an 85.7% increase in sales.

Overall both the Miami-Dade and Broward markets continue to show stability with the majority of higher priced sales in cash. International buyers are still strong but we have recently seen the return of the working wealthy start to make investments.

Grovenor House: Luxury Living Along Miami’s Historic Coastline

HISTORY AND FAMOUS RESIDENTS

Coconut Grove was established in 1929, but saw many settlers prior to the 20th century, making it Miami’s oldest continuously inhabited neighborhood.

One glance from the balconies at Grovenor House and Miami’s history comes to life with expansive views of Biscayne Bay, where Spanish explorers and pirates once roamed when Tequesta Indians lived on these shores. Today, shipwrecks make up part of Biscayne Bay National Park, most of which is underwater.

In 1882, Brits Charles and Isabella Peacock erected the first hotel in South Florida, where Union Jacks were raised and tea was served. Today, the former homestead is a popular waterfront park in Coconut Grove named after the English couple.

Bahamians settled the area in the 1880s and remnants of island architecture still remain in west Coconut Grove.

In the late 19th century, Commodore Ralph Monroe, an American yacht designer, built a waterfront home off Biscayne Bay. Today, the property is The Barnacle Historic State Park, where locals enjoy outdoor concerts and picnics on an expansive lawn flanked by a tropical hardwood hammock.

The Kampong –the only National Tropical Botanic Garden in the continental U.S. — is located just a few miles south of the Grovenor House.  The former winter home of botanist, plant collector and explorer David Fairchild from 1920-1950, the Kampong is currently an educational facility open to the public for tours and boasts one of the largest ficus trees in Miami at nearly 400 feet wide in circumference at eye level.  Fairchild is best known as one of the founders of Fairchild Tropical Botanic Garden, located nearby in Coral Gables.

Fairchild and his wife, Marian, hosted many famous visitors, including Marian’s father Alexander Graham Bell as well as Thomas Edison, Henry Firestone and Henry Ford.

Marian Fairchild’s sister was married to Gilbert Grosvenor, the first editor of National Geographic Magazine and President of the National Geographic Society. Known as the father of photojournalism, Grosvenor purchased the property adjacent to The Kampong and named it Hissar after the Turkish town where he was born.

Marjory Stoneman-Douglas also lived in Coconut Grove for seventy years after building her vernacular masonry home in the 1920s.  It was here she wrote River of Grass, her groundbreaking book about The Everglades.  The author and legendary conservationist loved Coconut Grove for its garden-like character and was instrumental in developing Fairchild Botanic Garden.  Meetings at The Kampong with Fairchild, Douglas and Ernest Coe led to the establishment of Everglades National Park.

The lush and tropical coastline of Coconut Grove still make the city one of the most verdant areas of Miami.

Later in the 1950s, Howard Hughes, American businessman and aviator, established his namesake Medical Institute in Miami. In the 1970s, the facility moved to Coconut Grove until 1986, when the institute settled in its current location, Bethesda, Maryland. Today, the Howard Hughes Medical Institute is one of the largest private funding organizations for biological and medical research in America.

AROUND THE GROVENOR

Miami City Hall is just a stone’s throw away from the Grovenor House. The Art Deco structure was Miami’s first commercial airport when Pan American operated seaplanes in the 1930s and 40s.

The Grovenor House features a maritime architectural theme and it’s no wonder — The Coral Reef Yacht Club, Dinner Key Marina and the Coconut Grove Sailing Club are all footsteps away.  Dinner Key Marina offers paved areas along the docks open to the public for pleasant strolls.  Children and adults can also participate in watersports at Shake-A-Leg.

There’s plenty to do near the Grovenor House: dining at waterfront restaurants, including luxe Gibraltar, located on a private island; shopping at Fresh Market, an upscale, gourmet grocery store; and walking the dog at a pet-friendly, waterfront David Kennedy park.

Just minutes away by foot or car in downtown Coconut Grove are boutiques, outdoor cafés, cinemas, lounges, art galleries, coffee shops, yoga studios, a bookstore, gym and comedy club in addition to the swank Mayfair Hotel, with its unique Gaudi-esque architecture and rooftop lounge. The Ritz-Carlton, popular among locals for its Sunday brunch, is just two blocks away.

The Magic City offers some great playgrounds for dogs. Here’s a list of select dog parks in ONE | Sotheby’s neighborhoods.

MIAMI BEACH

Beach residents love to spoil their canines.  On Lincoln Road, residents bring their small pampered pooches in strollers. Even local businesses on cater to furry friends by providing water bowls outdoors.

Although man’s best friend isn’t allowed to frolic on local beaches, the City of Miami Beach has six designated dog parks spread out over the entire barrier island. Each park features fenced in areas for small and large breeds as well as drinking fountains.

Miami Beach Bark Parks include Washington Avenue, Flamingo Park, Belle Isle and the North Shore Open Space Park. Pinetree Park faces Indian Creek, also affording waterfront views with some of Miami’s most iconic hotels in the distance.

AVENTURA

Further north, dog owners in the City of Aventura can bring their pets to Waterways Dog Park, which features 1.5 waterfront acres for dogs to play leash-free and cool off with doggie showers.

PINECREST

To the south, the Village of Pinecrest allows leashed dogs at the Veteran’s Wayside Park. The passive urban park is 4.5 acres and includes picnic benches, shaded areas and a freshwater lake.

COCONUT GROVE

KEY BISCAYNE

The island’s “Dog Beach” is just past the tollbooth at the entrance of the Rickenbacker Causeway. Newly renovated with paved strolling paths, the beach is popular with dog owners who wish to play fetch with their pets in the shallow grassbeds.

Miami Sparkles with Exciting 4th of July Events

 

Red, White, Ka-boom! This Wednesday many locations throughout Miami will be celebrating the America’s independence with dazzling celebrations. From Coral Gables to Miami Beach, there will be plenty to see and do with family and friends. Here’s a roundup of the best patriotic parties:

Fireworks at the Biltmore Hotel

BILTMORE HOTEL
After several years of hiatus, the Biltmore Hotel will back to present a spectacular fireworks display in Coral Gables. The event starts at 5pm, where visitors can find a spot on the massive lawn to see a performance by the Greater Miami Symphonic Band at 7pm and fireworks at 9pm.

BAYFRONT PARK
In Downtown Miami, residents can head over to Bayfront Park for the 4th of July festivities. The event begins at 3pm and will feature a Free Kids Zone and other activities for the entire family to enjoy.

COCONUT GROVE
During the day enjoy an old fashioned picnic at the historic Barnacle House, and once the sun comes down head over to Peacock Park for a thrilling fireworks display.

MIAMI BEACH
In Miami Beach, the festivities will take place at Lummus Park from 1pm-9pm. Special DJs will perform at this Music extravaganza that will also feature amazing fireworks. The event is free and open to the public.

KEY BISCAYNE
The annual Key Biscayne 4th of July parade will once again take place directly on Crandon Blvd, with fun floats, performers and entertainment that begins at 11am.

The 2012 Great Grove Bedrace- September 1st & 2nd. This race is one of the Grove’s oldest and most fun traditions. Teams of five outfitted in elaborate costumes race beds down the street as spectators watch and cheer them on.

Great Taste of the Grove Showcases the Area’s Best Restaurants and Dining

 

This past weekend hundreds of Miami foodies made their way to Coconut Grove for the annual Great Taste of the Grove Festival. The event was a two day affair where over a dozen restaurants served delicious bites along with musical acts and lots of family fun at Peacock Park. The mild weather gave way to a wonderful weekend of eating and enjoying the best of local cuisine.

The restaurants competed against each other for the coveted ‘Taste’ awards, which included the categories Best Presentation and Best Taste. Panorama located at the Sonesta Bayfront Hotel won Best Taste and Jaguar Ceviche received Best Presentation on Saturday. On Sunday, Atchana’s East/West Restaurant in the Mutiny Hotel, won “Best Taste” and was presented the award by WSVN 7’s Belkys Nerey. Guests were able to taste the winning dishes, all priced from $2.00-$8.00 per plate. The cocktails were also flowing and included libations from Bacardi, Madria Sangria, Macallan Whiskey and SX Liquors, among others.

ONE | Sotheby’s Publishes TRENDS 2011 Year In Review

 

ONE | Sotheby’s has published the 2011 Year in Review edition of TRENDS, which covers every area in South Florida and gives an overview of what happened in each market. From Coral Gables to Fort Lauderdale, TRENDS provides an in depth analysis of sales prices and transactions for both single family homes and condos.

By the end of 2011, Miami made it to the Top 10 Recovery list and now leads other cities as the market continues to shift from balanced inventory to a shortage. The ultra luxury section experiences especially high activity and ONE | Sotheby’s was involved in 3 of 4 sales closed over $20million.

Key observations in TRENDS show that prices are steadily increasing and some micro markets have seen a rise of over 40% compared to the same time in 2010. In Miami-Dade the price per square foot is up 14% and in Broward 3%, signaling a strong real estate recovery even with a lagging economy. The numbers also reflect the heavy influence of foreign and international investments.
