This past weekend construction crews arrived early to the Bellini Williams Island site to start the foundation pour on the sixth floor amenities level. Nearly 300 cement trucks lined up for the process, which indicates that construction for the building is on schedule with its late summer 2013 completion date.

The sixth level amenities level will include a landscape sundeck with a resort- style pool and a full spa that will offer special aesthetic treatments such as massages, facials and more. It will also include a complete fitness center with state of the art equipment complete with men’s and women’s locker rooms and sauna. There will also be two private residences on this level.

The project is moving quickly and once the amenities level is completed it will be a luxury oasis where residents can go to relax and get pampered. The comforts at Bellini Williams Island will reflect the best of resort living at its convenient Aventura location near world class shopping and dining.

The Williams Island Lifestyle

Nestled just off the Intracoastal Waterway between the mainland and the Atlantic, Williams Island is a private community where ONE | Sotheby’s Bellini project will rise among existing residences — the last building to grace this urban paradise.

The gated, 80-acre enclave currently boasts eight towers with spectacular views, a Mediterranean village and a town home development. The community is elegant and serene, featuring many amenities, including 16 tennis courts, 3 restaurants and a 27,000 square foot spa.

While each building has its own pool, residents enjoy gathering at a community swim area adjacent to a restaurant.

Williams Island is also a boater’s paradise. Yacht owners can dock vessels up to 160 feet long in 106 slips. Full dock master service and easy access to the Atlantic via Haulover Cut make this an ideal spot for the recreational boater or big game anglers. Slips are available for short-term or annual lease.

Families with kids enjoy peace of mind knowing children can play safely in the streets and also take advantage of shuttle bus services when visiting friends from building to building.

With award-winning landscaping, Williams Island feels a world apart, but it’s just a stone’s throw away from conveniences, markets, shopping at world-renown Aventura Mall, dozens of restaurants and world-class golf at Turnberry Isle.

The island is also conveniently located between Miami-Dade and Broward counties, no more than half an hour away from airports and cultural hot spots in downtown Miami as well as Las Olas in Fort Lauderdale.

South Florida Business Journal rated Williams Island as number two in the top twenty-five country club communities in South Florida – supporting the island’s claim to fame as Florida’s Riviera on par with France’s Côte d’Azur and Italy’s Liguria coastline.

Membership is required for all Williams Island residents but is affordable, currently at under $2,000 a year for families. To learn more about the club, visit Williams Island.

Daniel de la Vega interviewed by O Estado, Brazil

Since 2011, ONE | Sotheby’s has been taking the show on the road for a series of ambassadorial trips around the world. “Miami Week” showcases South Florida’s best properties to prospective buyers and affiliate agents. With so many Hispanic countries focused on Miami as a gateway to the Americas, it’s no wonder a Miami-based luxury real estate firm has spread its toes beyond South Florida’s sunny shores.

This month, agent Daniel de la Vega, as well as representatives from Bellini Williams Island, have headed to Sao Paulo, Brazil.

De La Vega and the others are presenting Bellini and other ONE | Sotheby’s projects to brokerage firms and various clients. There’s also networking with agents and potential buyers in this unique international outreach.

Last year, ONE | Sotheby’s also alighted upon other continental neighbors: Venezuela; Mexico City, Mexico; Buenos Aires and Lima, Peru.

But it’s not just South and Central Americans who have a keen eye set on Miami real estate.

In 2011, ONE | Sotheby’s Miami Week tours included Montreal and Toronto in Canada, as well as Hong Kong. This year, Milan, Italy, gets a personal handshake, too.

While De La Vega and the rest of the team work in Brazil, ONE | Sotheby’s is coordinating additional trips for 2012 to represent the firm in London, Hong Kong, Canada, Buenos Aires, Mexico City and even nationally in New York.

In a statement, ONE | Sotheby’s founder and owner Mayi de La Vega discusses the importance of international outreach. “Working together with our international affiliates is extremely imperative,” she says. “It builds brand recognition and ensures that our global network will be able to provide the perfect home for the perfect buyer.”

And it’s definitely a global network — more than 10,900 sales associates throughout 500 offices in 42 countries and territories worldwide are part of Sotheby’s International Realty.

Aventura: Resort Living in the Heart of Southeast Florida

Located between Miami-Dade and Broward counties, Aventura marks the spot for an easy-going, oceanside lifestyle filled with great shopping, dining, golf, tennis, culture and more.

At the heart of Aventura is the mall – the largest conventional mall in Florida and the fifth largest in the United States, anchored by Bloomingdale’s, Macy’s and Nordstrom. While the mall has something for everyone, this one is distinguished by luxury stores, rivaling Bal Harbour to the south. In fact, Louis Vuitton left the latter mall to open a flagship store in Aventura in what promises to be a the largest Louis Vuitton retailer in the western hemisphere, second only to Dubai in the Middle East. Other upscale stores include Ferrari, Henri Bendel, Burberry’s, Hugo Boss and Stuart Weitzman, to name a few. 28 million yearly shoppers can’t be wrong and for the local fashion conscious woman, it’s heaven in her own backyard.

Aventura Mall also highlights art in a variety of mediums through the Turnberry for the Arts program. Shoppers can see works by South Florida and internationally renowned artists throughout the 2.7 million square foot, multi-story mall.

Turnberry Isle Resort and Club is also part of Aventura’s community pulse – offering locals and visitors world-class golf and country club amenities such as a private beach club.

Locals who aren’t members can still enjoy walking the perimeter of the golf course, which is open to the public and counts as Aventura’s own central park – with a tropical touch. As well, anyone can enjoy fine dining in Michael Mina’s signature restaurant, Bourbon Steak.

Dubbed the “City of Excellence,” Aventura is only 3.2 square miles, studded with numerous luxury condos. Vertical living on the water certainly has its benefits. The city boasts a charter school and a stunning new Cultural Center on the intracoastal that offers diverse programming – from classical music to film festivals. And speaking of waterfront, Aventura has plenty of it, making it a boater’s paradise in a county with scant ramp access. The city is nestled in between the ocean and the intracoastal, with many condominiums offering dock space.

ONE | Sotheby’s Bellini development will capture the charmed life on Williams Island, an exclusive community known as “Florida’s Riviera” with an Aventura address. Residents can enjoy the Williams Island Club and Spa with a premier tennis center. Water babies with big toys can also dock their crafts in the Williams Island Marina.

Join ONE | Sotheby’s on March 29 at Bourbon Steak for a “tweetup” featuring light bites and cocktail specials from 6 – 8 PM. If you can’t make it in person, follow along on Twitter to discuss Aventura real estate trends via the hashtag #miamirealechat. RSVP here.

ONE | Sotheby’s Publishes TRENDS 2011 Year In Review

ONE | Sotheby’s has published the 2011 Year in Review edition of TRENDS, which covers every area in South Florida and gives an overview of what happened in each market. From Coral Gables to Fort Lauderdale, TRENDS provides an in depth analysis of sales prices and transactions for both single family homes and condos.

By the end of 2011, Miami made it to the Top 10 Recovery list and now leads other cities as the market continues to shift from balanced inventory to a shortage. The ultra luxury section experiences especially high activity and ONE | Sotheby’s was involved in 3 of 4 sales closed over $20million.

Key observations in TRENDS show that prices are steadily increasing and some micro markets have seen a rise of over 40% compared to the same time in 2010. In Miami-Dade the price per square foot is up 14% and in Broward 3%, signaling a strong real estate recovery even with a lagging economy. The numbers also reflect the heavy influence of foreign and international investments.

The 2011 Year in Review TRENDS report contains more in depth information as well as precise numbers and statistics. To review TRENDS, visit this link: TRENDS 2011 Year In Review.
